Morris & Sussex County NJ Lake Hopatcong | Real Estate —August 2026
Quick Answer:
Both counties remain seller's markets. Morris County single-family median is $815,000 (2.0 months of supply, 22 days on market). Sussex County median is $452,000 (2.0 months of supply, 47 days on market). The 30-year fixed mortgage rate was 6.694% (6.755% APR) as of today. Lake communities — especially Lake Hopatcong — continue to outpace the surrounding market on buyer demand.
Market at a Glance
Both counties are firmly seller-favorable, with inventory well under the 5–6 months considered balanced. Sussex County's steeper appreciation reflects buyers priced out of Morris County chasing affordability, space, and lake life further north.
In July we saw these numbers on the market:
The cheapest sold home in Lake Hopatcong was $150,000 for 40 Playhouse Park, and most expensive was 32 McNabb Rd that sold at $975,000. Mount Arlington side of Lake Hopatcong had $745,000 for 45 W Bertrand Rd as cheapest on the lake and 159 McGregot Ave at $1,575,000 as most expensive. Roxbury only had one property sold on the lake in July - 113 Mt Arlington Blvd at $875,000. And Hopatcong Borough had 431 Lakeside Blvd apartment with access to the lake sold for $185,000 as cheapest, while 9 Cox Lane at astounding $2.7 million was the most expensive home sold on Lake Hopatcong overall in July.
Lake Mohawk had 3 lakefront sales in July with lowest being 40 N Shore Trl at $1.3 million and highest 586 W Shore Trl at $2.9 million.
Takeaway: Lake Hopatcong's spread — a $150K cottage to a $2.7 million home closing in the same month — shows the depth of its buyer pool, from entry-level lake-access buyers to move-up waterfront purchasers. Lake Mohawk is more exclusive and private community with higher lakefront starting prices.
Bottom Line
Both counties still favor sellers; well-priced listings under $600K (Morris) and $450K (Sussex) draw competition.Lake communities carry a lifestyle premium and a wider price ladder than the surrounding non-lake market.Mortgage rates near 6.7%, not lack of demand, are the main brake on entry-level buyers right now.
